The Brief
Beyond the Shell — a Room That Actually Works Year-Round
This is the kind of garden room interior fit-out we carry out regularly across Berkshire: a handsome timber structure already weathertight on the outside, now needing the part that decides whether it ever actually gets used in November — proper insulation, a sealed vapour control layer, and an elegant internal lining fitted with real care.
It is easy to focus on the exterior of a garden room, because that is what the eye sees first. But the interior fit-out is where the real value sits: get the insulation and vapour control detailing right, and a garden room becomes a genuine year-round home office, gym or guest retreat. Get it wrong, and even the most beautiful exterior conceals a space that is cold in winter and prone to damp within a couple of years.
The brief here was simple to state and exacting to execute — a snug, continuous insulation layer with no gaps for cold bridging, a vapour control membrane sealed at every joint, and a finish, whether painted tongue-and-groove or smooth plasterboard, that feels every bit as refined as the rest of the house.
This page illustrates the type and standard of garden room work we carry out — not a specific named address or client. Every project is scoped and quoted individually after a free site visit.
The Process
From Bare Frame to Finished, Elegant Interior
Work begins with the insulation itself, cut and fitted methodically between every stud so there are no gaps or compressed corners left to let cold through. Where the specification calls for it, a second layer is fitted over the face of the frame as well, breaking the cold bridge that timber studs would otherwise create straight through the wall. It is careful, unglamorous work, and it is also the single biggest factor in whether the finished room feels genuinely warm in winter or merely adequate.
Next comes the vapour control layer — a continuous membrane fitted over the insulation and sealed with tape at every joint, corner and penetration, including around any sockets or switches. This is the detail that protects the whole structure from the inside out, stopping warm, moist room air from reaching the cold face of the frame and condensing where it cannot be seen. Battens are then fixed over the membrane, creating both a service void for cabling and a solid, even base to fix the lining to.
The lining itself goes on last, whether that is tongue-and-groove timber boarding fitted board by board and pulled tight joint to joint, or sheets of plasterboard fixed, taped and skimmed to a smooth, house-like finish. Either way, the final stage is the finish — paint, a natural timber oil, or a painted plasterboard wall — applied to bring the whole interior to an exquisite, refined standard that belies the practical engineering sitting just behind it.

A Closer Look
A closer look at the insulation, vapour control and lining work that goes into fitting out a genuinely year-round garden room interior.

Specification
Materials & Approach
- Insulation fitted between the studs, with an additional layer over the frame where the specification calls for it, to remove cold bridging
- A continuous vapour control membrane, taped and sealed at every joint and penetration
- Battens fixed over the membrane to form a service void and a solid, even base for the lining
- Lining options of tongue-and-groove timber boarding or plasterboard, chosen on look and intended use rather than convenience
- Finish options including painted or naturally oiled timber lining, or a painted plasterboard wall
- No adhesive shortcuts or incomplete membrane sealing — the vapour control detailing is treated as essential, not optional
Common Questions
Garden Room Interior Fit-Out — Frequently Asked Questions
What level of insulation does a garden room actually need for year-round use?
For genuine year-round comfort — not just a fair-weather summer space — we insulate the walls, roof and floor to a standard that comfortably exceeds what a simple outbuilding would need, typically with insulation fitted both between and over the studs to remove cold bridging through the frame. The exact specification depends on the room's intended use, but the goal is always the same: a space that holds its heat affordably in January, not just in June.
Should the interior be lined with tongue-and-groove timber or plasterboard?
Both are good options and the choice is really about the look and feel you want. Tongue-and-groove boarding gives a warm, cabin-like finish with real texture and can be painted or left with a natural timber finish. Plasterboard gives a smooth, house-like wall that takes paint and wallpaper exactly as an internal room would, and suits a home office or gym look more closely. We talk through both during the quote so you choose on finish, not on what is easiest for us.
How much difference does proper insulation and lining actually make to running costs?
A significant one. A poorly insulated garden room loses heat quickly through the frame and roof, which means a heater is working hard and constantly to keep pace — and often still failing to keep the room comfortable. Insulating and lining properly, with a continuous vapour control layer, means a modest heater can maintain a comfortable temperature efficiently, which is the difference between a room that gets used every day through winter and one that gets abandoned once the clocks go back.
How do you stop condensation forming inside the walls once they are lined?
This is the part that is invisible once the job is finished, and it is the part that matters most. A properly fitted vapour control layer, taped and sealed at every joint and penetration, stops warm, moist room air from reaching the cold outer face of the structure and condensing inside the wall build-up. Get this detail wrong and a garden room can look fine for a year or two before damp becomes a problem inside the frame — so we treat it as a non-negotiable part of the specification, not an optional extra.
Can insulated lining be fitted to an existing garden room that is already built?
In many cases, yes. If the structure is sound and there is reasonable access to the stud frame, we can strip back any existing lining, upgrade the insulation and vapour control layer, and refit a new internal finish. It is rarely as straightforward as fitting it during a new build, but it is very often possible, and a free site visit will tell you quickly whether your particular garden room is a good candidate.
How long does an insulated interior fit-out typically take?
For a standard single-room garden room, fitting the insulation, vapour control layer, battens and lining typically takes a small team several days, with painting or finishing to follow once everything is fixed and dry. Larger rooms, or rooms with a more involved lining specification, take longer. A written quote gives you a firm time estimate rather than an open-ended guess.
Does the insulation type affect the thickness of the walls?
It can, slightly. Higher-performance insulation generally allows a given level of warmth to be achieved within a slimmer stud frame, which matters where internal floor space is at a premium. We discuss the trade-off between wall thickness and thermal performance as part of the specification, so you understand exactly what you are getting for the frame depth being used.
Do you offer a guarantee on the insulation and lining work?
Yes — all our garden room fit-out work is covered by our standard workmanship guarantee, confirmed in writing as part of your quote. If a lining joint or fixing were ever to fail under normal use, we would come back and put it right.
