Burglary Damage Repairs: Secure, Assess, Repair, Strengthen

After a break-in, a split door frame or forced window needs more than a new lock. We secure the opening, assess the full extent of the damage, then repair and strengthen the frame so it holds properly again.

Our Approach

What Happens After a Forced Entry

A break-in leaves two separate problems. The first is immediate: the door or window will no longer close or lock properly, and the house is not secure until that is put right. The second is longer-term — the frame, door or window itself needs repairing properly, not just patched over.

After a forced entry, the lock is rarely what fails first. It is the timber around the keep that splits. We secure the opening the same day where we can, then restore it properly, discreetly and to a standard you would not know had been touched.

If the opening cannot be made good straight away — out of hours, or while we wait on a matching section of timber or a replacement glazing unit — our emergency boarding service covers the gap safely until we can return to repair it.

Once the opening is secure, we assess the damage properly: the frame timber, the keep, the door or window leaf itself, the lock and cylinder, and any secondary damage to architraves or surrounding plaster. We quote repair and boarding separately, so you can see exactly what each part costs.

We fit locks, cylinders and door hardware as part of the repair — that is carpentry and hardware work, within our scope. We work across Ascot and Bracknell and the rest of Berkshire and South Buckinghamshire, and every repair starts with a free assessment visit.

What We Do

What We Repair After a Break-In

Door Frame & Keep Repair

The most common repair after a forced door. We cut out the split section of frame around the keep, splice in matching timber, and refit the keep and strike plate so the door closes and locks properly again. In most cases the repair is not visible once decorated.

Door Replacement

When the door leaf itself is split, warped or beyond a sound repair, we supply and fit a matching replacement — timber panel, composite or glazed, depending on what was there before. We re-use the existing frame wherever it is sound, rather than replacing more than is necessary.

Window Frame Repair

Forced windows split timber at the catch, stay or opening edge in the same way doors split at the keep. We repair or splice in the damaged section, refit the catch, stay and lock, and make good any paint or putty lines so the window operates and looks right again.

Lock & Cylinder Replacement

New euro cylinders, multi-point mechanisms, mortice locks and window locks fitted as part of the same visit as the frame repair. We fit the hardware the door or window actually needs, matched to the frame we have just repaired, rather than a generic replacement.

Frame Strengthening

Once a frame is repaired we can fit a reinforced keep plate, a door edge reinforcement plate, and longer fixing screws that reach further into the structural opening. This is also available as a standalone upgrade on a frame that has not been damaged, ahead of any trouble.

Architrave & Finish Making Good

A forced entry often cracks the architrave or surrounding plaster as well as the frame. We make good architraves, trim and any disturbed decoration around the repaired opening so the finished job reads as one piece of work, not a visible patch.

Scope

What We Leave to Other Specialists

We are carpenters, not loss adjusters, and we are clear about where our work stops so there is no confusion with your insurer.

  • We do not act as a loss assessor and do not represent you to your insurer. We repair the damage and, separately, can provide a written quote or a formal insurance and reinstatement estimate if your claim requires one.
  • We do not negotiate settlement figures or manage the claims process on your behalf — that decision stays with you and your insurer.
  • We do not install burglar alarms or CCTV. For mechanical hardware upgrades — extra locks, hinge bolts, frame reinforcement — see Home Security Upgrades; for electronic systems you will need a specialist security installer.

How It Works

From First Call to Strengthened Frame

01

Call

Call our 24-hour emergency line or send photos through the form below. Tell us which door or window is affected and what you can see — split frame, broken glass, damage to the lock.

02

Secure

Where the opening needs securing straight away, we board it or make it safe the same day where we can, so the property is not left open while repair materials are sourced.

03

Assess

We inspect the frame, keep, door or window leaf, lock and surrounding finish in person, and provide a fixed-price written quote that separates the repair from any boarding already carried out.

04

Repair

We splice in matching timber, refit or replace the door or window leaf, and fit new locks and cylinders — working to match the existing finish so the repair is not obvious once decorated.

05

Strengthen

Before we leave, we fit a reinforced keep plate and longer fixings so the repaired opening is stronger than it was before, not just restored to its original state.

Pricing

What Does a Burglary Damage Repair Cost?

Most break-in repairs fall into a fairly predictable range once we have seen the damage in person, because the work is localised — a section of frame, a lock, a window catch — rather than whole-house. Ordinary repair quotations are free; only a formal insurance estimate carries a separate fee.

RepairTypical Range (all-in)
Door frame & keep repair (localised splice)£180 – £450
Lock and cylinder replacement£90 – £220
Window frame repair (localised timber section)£150 – £400
Frame strengthening upgrade (keep plate, reinforcement)£60 – £150
Door replacement, supply & fit (matching existing)£350 – £900
Full frame replacement, single opening£450 – £950
Full door & frame rebuild with new locks and strengthening£900 – £1,800

Emergency boarding, where needed, is priced and quoted separately — see Emergency Boarding for that. The biggest cost drivers for the repair itself are how much timber needs replacing, whether the door or window leaf survives, and the hardware specification you choose. The free assessment visit gives you an exact, itemised price.

Common Questions

Burglary Damage Repairs — Frequently Asked Questions

What should I do immediately after a break-in?

If it is safe to do so, make the property secure — close the door or window as far as it will go — and report the break-in to the police before anything is moved or repaired. Photograph the damage for your own records. Then call us: we can arrange emergency boarding the same day where we can, followed by a proper assessment and repair quote.

Can you repair the door frame without replacing the whole door?

Often, yes. A forced door usually splits the timber around the keep rather than damaging the whole frame or door leaf. In most cases we can cut out and splice in a new section of frame around the keep, re-hang the existing door, and the repair is not visible once decorated.

Do you fit new locks and cylinders?

Yes. Lock and cylinder replacement is part of our standard repair scope — euro cylinders, multi-point mechanisms, and standard mortice locks. We fit new hardware as part of the same visit as the frame or door repair, so the opening is fully restored in one job rather than two.

Will the repair look different from the rest of the door?

Our aim is that it does not. We match timber species, profile and finish as closely as possible, and prime or undercoat repaired sections ready for your decorator to finish to match. On a painted door and frame, a careful repair is very difficult to spot once painted.

How quickly can you secure the property after a break-in?

We run a 24-hour emergency line, 7 days a week, for exactly this situation. Where we can, we secure the opening the same day. If the repair itself cannot be completed immediately, we board the opening properly first and schedule the full repair for as soon as materials allow.

Do you provide a report for my insurance claim?

We can provide a written repair quote, which many clients submit alongside their own claim. If your insurer specifically requires a formal, itemised reinstatement estimate, that is a separate paid service — see our insurance and reinstatement estimates page for how that works and what it costs.

Can you strengthen the frame so it is harder to force again?

Yes. Once the frame is repaired we can add a reinforced keep plate, longer fixing screws into the structural opening, and a door reinforcement plate at the lock edge. This is fitted as part of the repair, or separately as a standalone upgrade on a frame that has not been damaged.

Do you repair window frames as well as doors?

Yes. Forced windows split timber at the catch or stay in the same way doors split at the keep. We repair timber window frames, replace damaged sections, and refit catches, stays and locks. For a cracked or blown glazing unit specifically, see our window repairs page.

Is the work insured and who actually does it?

Yes, we are fully insured. Our team assesses the damage and carries out the repair, from the first visit through to the finished, strengthened frame.

Do you cover areas outside Berkshire, such as Gerrards Cross?

Yes. We work across Berkshire and South Buckinghamshire, including Gerrards Cross and Stoke Poges, both of which sit in Buckinghamshire rather than Berkshire. Call or send photos and we will confirm whether your postcode falls within our usual working area.
