Second fix carpentry is the finish-stage joinery carried out once plastering is dry: hanging internal doors, fitting skirting and architraves, cutting in window boards, completing staircases, and fixing ironmongery. It follows first fix and precedes decorating. We carry out second fix across Berkshire and South Buckinghamshire, supplying materials ourselves or fitting what you have already bought.

Our Approach

The Phase That Makes a Shell Feel Finished

Second fix is the stage where a plastered, bare shell becomes a room. Doors are hung, skirting and architraves go on, window boards are cut in, the staircase is completed, and every hinge, latch, and handle is fitted. Nothing here is structural — the walls, floors, and roof are already built — but the precision of second fix is what a visitor actually sees and touches.

A door that swings true without being pushed, a skirting mitre that closes without a gap, an architrave scribed neatly to a wall that is not quite straight — these are small things individually, and they are the entire impression of quality in a finished room. A house can have excellent first fix carpentry and still feel cheap if the second fix is rushed.

We work second fix in sequence, room by room: linings checked for plumb before a door is hung, skirting cut and fitted before architraves go round the door casing, window boards scribed to the reveal, and ironmongery fitted last so painted surfaces are not marked. On staircases built as part of a renovation or loft conversion, second fix is where the balustrade, spindles, newel posts, and handrail are completed — the structural flight itself is first fix, or may already be in place from the staircase manufacturer.

Timing matters as much as technique. Second fix should not start until plaster has genuinely dried out — rushing it traps moisture behind skirting and architraves, and timber fitted too early can swell, bow, or pull paint off a wall within months. We check drying times with the plasterer or main contractor before confirming a start date, rather than working to a diary date regardless of conditions.

We quote first fix carpentry and second fix carpentry separately, even on projects where we are doing both, so each phase is priced on its own merits. The free site visit covers whichever stage you need — a single room finish, a full house, or a staircase completion on its own. See our first fix and second fix overview if you are scoping a full renovation.

What We Do

Second Fix Carpentry We Carry Out

Door Hanging

Internal doors hung to consistent gaps, hinges morticed flush, and latches set to engage first time. We hang solid timber, engineered, and hollow-core doors, and fit new linings where the existing ones are out of plumb — a badly set lining makes a plumb door impossible, however carefully it is hung.

Skirting & Architrave Fitting

Skirting cut to run continuously along a wall with mitred internal and external corners, scribed where a wall is not quite straight. Architraves mitred cleanly at the head and fixed tight to the lining. We match existing profiles or fit a new profile throughout, in MDF, softwood, or solid timber.

Window Boards & Cills

Window boards scribed to the reveal and fixed level, with a consistent overhang either side. We fit MDF for painted finishes, solid hardwood for a natural look, and composite stone-effect boards in kitchens and bathrooms where splashback durability matters more than cost.

Staircase Fitting

On new builds and renovations, we complete the staircase once the structural flight is in place — fitting the balustrade, spindles, newel posts, and handrail, and trimming the stringers to the wall. This is distinct from refurbishing an existing finished staircase; for that, see staircase upgrades or staircase repairs.

Ironmongery Fitting

Hinges, latches, locks, handles, cabinet catches, coat hooks, and loft hatch furniture, fitted last so painted surfaces are not marked during the earlier stages. Matt black and brushed brass are the most requested finishes in Berkshire currently, followed by satin chrome.

Loft Hatches & Access Panels

Loft hatch trims fitted square and finished flush with the ceiling, with a matching architrave where the opening is visible from a landing. Service access panels fitted for boiler cupboards, airing cupboards, and underfloor pipework, finished to match surrounding skirting or panelling.

Boxing-In & Service Casings

Soil pipes, waste pipes, and structural steels boxed in with MDF or plywood casings, finished with a matching skirting detail so the casing reads as part of the room rather than an afterthought. Common on loft conversions and bathroom renovations where new pipework runs through a finished space.

Honest Scope

What We Leave to Other Specialists

Being clear about scope avoids confusion at quoting stage. Second fix carpentry does not include:

  • Stud walls, floor joists, or door linings — that is first fix carpentry, which we quote separately.
  • Electrical or plumbing first fix — sockets, switches, and pipework are for a qualified electrician or plumber.
  • Refurbishing or upgrading an already-finished staircase — see staircase upgrades or staircase repairs.
  • Flooring — carpet, engineered timber, or tiling is a separate trade we can recommend if needed.
  • Kitchen cabinet installation — see our kitchen carpentry service for that scope.

Plastering and decorating are not second fix itself, but we do carry out both ourselves on request, so one team can take a room from bare timber to finished and painted if that suits the project better.

Common Questions

Second Fix Carpentry — Frequently Asked Questions

What is second fix carpentry, exactly?

Second fix carpentry is the finish-stage joinery carried out once plastering is dry — hanging internal doors, fitting skirting and architraves, cutting in window boards, completing staircases, and fixing ironmongery. It follows first fix (stud walls, floor joists, door linings) and precedes decorating. It is the work that makes a shell feel like a finished room.

When does second fix happen in the build programme?

Second fix starts once plaster has fully dried out and the floor screed (if any) has cured — typically two to four weeks after plastering on a domestic project. Starting too early traps moisture behind skirting and architraves, which can cause timber to swell or paint to blister later. We check with the plasterer or main contractor before booking a start date.

How much does second fix carpentry cost in Berkshire?

A single room — door, skirting, architraves, and a window board — typically runs £450–£850. A full house second fix on a three-bedroom renovation, covering every door, all skirting and architraves, window boards, and ironmongery, is typically £4,500–£9,000. Staircase completion is priced separately. The free site visit gives an exact, itemised figure.

Do you supply the doors, skirting, and architraves, or do we?

Either. We have trade accounts with timber merchants and door suppliers and can source everything at trade prices, or we can fit materials you have already bought. If you are supplying your own, we advise on quantities and profiles before you order, so nothing is short or mismatched on the day.

Can you match existing skirting and architrave profiles in a period property?

In most cases, yes. Torus, ogee, bullnose, and chamfered profiles are all widely stocked, and specialist timber merchants can run a bespoke profile to match an unusual original moulding. Bring a short offcut or a clear photo to the site visit and we will confirm the closest match before ordering.

What material should window boards be made from?

MDF (moisture-resistant grade) is standard for painted window boards and is stable, cheap, and takes paint well. Solid hardwood — oak or iroko — suits a natural wood finish or a period property. Stone-effect composite boards are used occasionally in bathrooms and kitchens where splashback durability matters more than cost.

Do you fit staircases as part of second fix?

Yes — on new builds and full renovations, second fix includes completing the staircase once the structural flight is in: fitting the balustrade, spindles, newel posts, and handrail, and trimming the stringers. If you already have a finished staircase that needs a cosmetic upgrade or a repair, see our dedicated staircase upgrades and staircase repairs pages instead.

What ironmongery do you fit?

Hinges, latches, locks, door handles, cabinet catches, coat hooks, and loft hatch furniture. Matt black and brushed brass are the most requested finishes in Berkshire at the moment, followed by satin chrome. We fit ironmongery you have bought, or supply from our usual suppliers if you want advice on what suits the doors.

Is second fix carpentry guaranteed?

Yes. All our workmanship, including second fix, is covered by our 2-year workmanship guarantee, and we carry full public liability insurance.

How long does second fix take on a typical renovation?

A full house — around 10 doors, all skirting and architraves, window boards, and ironmongery — typically takes four to six working days. A single room is usually one day. Staircase completion adds one to three days depending on balustrade complexity. We give a specific schedule in the written quote.

Do you work alongside a main contractor, or only direct with homeowners?

Both. We regularly work as a subcontract second fix team alongside main contractors, builders and project managers on renovations and new builds, and we work directly with homeowners finishing their own project. Either way, we fit around the existing site programme and the trades either side of us.

Do you also do first fix carpentry?

Yes. Many of our renovation clients use us for both phases — stud walls, floor joists, and door linings during first fix, then doors, skirting, architraves, and stairs during second fix. See our first fix carpentry page for the structural side of the work.
