Our Approach
A Repair Job, Not an Installation Job
A squeaking floor is almost always a small, specific fault — a board that has worked loose against a joist, timber that has dried out and shrunk a fraction, a nail that has started to lift, or a clicked joint in engineered flooring that never quite locked. None of it usually means the floor needs replacing. It means something underneath has moved, and it needs tracking down and refitting properly.
This page covers that diagnostic repair work — fixing what is already there — across Berkshire, Surrey and South Buckinghamshire. It is a different job from fitting new engineered flooring throughout a room or a whole floor, which is covered on our engineered flooring page. If your floor is sound but noisy, or has one or two damaged boards, this is the right page. If you are planning a new floor from scratch, that one is.
We work from whichever side solves the fault with the least disruption. Where joists are reachable from below — through a cellar, crawl space, or the ceiling void of the room underneath — we screw, shim, or glue-block the fixing from there without touching the floor covering above. Where the only access is from above, we lift the floorboard, carpet, or affected panel at that point, carry out the repair, and relay it so the join is not obvious.
Floorboard replacement is treated the same way — targeted, not wholesale. A split, cracked, badly worn, or missing board is cut out and replaced with matched timber or, for engineered flooring, a board from the same or closest available range, fitted into the existing run rather than disturbing boards either side that are perfectly sound.
We are a team-based sole trader business, not a limited company, and we are not VAT-registered. There is no workshop or showroom to visit — every job starts with a free assessment visit at your property, so we can see and hear the actual fault, followed by a fixed, itemised written quote before any work is booked in.

What This Work Looks Like
Squeaky Floor Repairs & Floorboard Replacement
A few examples of the kind of repair work covered under this heading.

What We Do
Squeaky Floor & Floorboard Repair Services
Squeak Diagnosis
Walking the floor to find the exact point and cause of movement — a loose fixing, dried-out timber, a popped nail, or a joist connection that has worked loose — before anything is fixed. Diagnosis is most of the job; the fix itself is usually straightforward once the cause is located.
Below-Floor Fixing
Where joists are reachable from a cellar, crawl space, or the ceiling void beneath, we screw, shim, or glue-block the loose connection from underneath, leaving the floor covering above completely undisturbed.
Above-Floor Fixing
Where below-floor access is not available, we lift the carpet, board, or panel at the specific point affected, refit or reinforce the fixing, and relay the covering so the repair is not visible.
Timber Floorboard Replacement
Split, cracked, badly worn, or missing timber floorboards cut out and replaced with matched timber, aged or finished to blend with the surrounding boards rather than standing out as an obvious patch.
Engineered Board Replacement
Individual damaged or failed engineered flooring boards removed and replaced from the same or closest available range, without relaying the wider floor where the installation method allows it.
Subfloor & Joist Checks
Where a floor feels springy or dips as well as squeaks, we check the joists and subfloor for movement or deterioration before touching the surface boards, so the repair addresses the actual cause rather than just the noise.
Scope
What This Page Does Not Cover
This page covers diagnosis and repair of existing floors. Some floor requests go further than that and move into a different kind of project:
- Fitting new engineered flooring throughout a room or a whole floor.
- Replacing an entire floor covering rather than individual damaged boards.
- Subfloor preparation and levelling ahead of a new flooring installation.
- Engineered flooring or cladding fitted to staircase treads and risers.
If you are planning a new floor rather than fixing the one you have, see our engineered flooring fitting page for room and whole-floor installation, subfloor preparation, thresholds and skirting.

Pricing
What Does Squeaky Floor Repair Cost?
Every squeaky floor and every damaged board is different, so we do not publish a fixed price list for this work — the cost depends on how many boards or areas are affected, how easy the joists are to reach, and whether it turns out to be a quick below-floor fix or a wider subfloor issue once we have opened things up.
What we look at during the free assessment visit, and reflect in the itemised quote, is:
- How many boards or distinct areas are affected, and whether the cause is the same throughout or different at each point.
- Access — whether the joists are reachable from below, or the floor covering above needs lifting and relaying.
- Whether it is a straightforward refit of a loose board, or a sign of a wider subfloor or joist issue that needs addressing first.
- Whether any boards need full replacement rather than repair, and whether matching timber or an engineered board from the same range is available.
We are not VAT-registered, so the figure on your written quote is the final price. The assessment visit and the quote are both free, with no obligation to go ahead.
Common Questions
Squeaky Floor Repairs — Frequently Asked Questions
Why does my floor squeak?
Most squeaks come from a floorboard moving slightly against a joist or against the board next to it — usually because the original fixing has worked loose, the timber has dried out and shrunk a little, or a nail has started to lift (nail pop). The movement creates friction, and friction creates the sound. It is rarely a sign the floor is unsafe; it is a sign something underneath has worked loose and needs refitting.
Can you fix a squeaky floor without lifting the whole floor covering?
Often, yes. Where the joists are accessible from below — through a cellar, crawl space, or the ceiling void of the room underneath — we can screw or shim the floor from there without disturbing the covering above at all. Where the only access is from above, we lift the carpet, floorboard, or affected panel at that specific point, fix it, and relay it. We confirm which approach applies once we have seen the floor or assessed photos.
Is a squeaky floor a sign of a structural problem?
Almost never on its own. A squeak is typically a loose board or a joist connection that has moved slightly with normal wear, heating cycles, and seasonal humidity — not a sign of structural failure. The exceptions are a floor that feels springy, dips, or moves noticeably underfoot alongside the squeak, in which case we check the joists and subfloor properly before touching the surface boards, rather than just silencing the noise.
Do you repair or replace floorboards?
Both, depending on what the floor actually needs. A board that has simply worked loose is refitted in place. A board that is split, cracked, badly worn, or missing a section is replaced like-for-like with matched timber, cut and fitted into the existing run. We only recommend replacement where repair genuinely will not hold — not as a default.
Can you fix squeaks and replace damaged boards in engineered flooring too?
Yes. Engineered boards squeak for slightly different reasons than solid timber — most often a clicked joint that has not locked fully, movement in the subfloor beneath a floating installation, or a board that has come loose from its adhesive bed — but the diagnosis and fix follow the same approach. Where a board is damaged, we remove and replace that individual board rather than relaying the whole floor, where the installation method allows it.
How much does squeaky floor repair cost?
It depends on how many boards or areas are affected, how easy the joists are to reach, and whether it turns out to be a quick fix from below or a wider subfloor issue once we open things up. Because every floor and every access point is different, we do not quote a fixed price without seeing the floor — we offer a free assessment visit, then give you a fixed, itemised written quote before any work is booked in.
How long does a squeaky floor repair take?
A single squeaking board, once the cause is identified, is usually fixed within an hour. A floor with several affected areas, or one that needs boards lifted and relaid from above, typically takes half a day to a full day. We give you a specific timeframe once we know the scope from the assessment visit.
Will a replaced floorboard match the rest of the floor?
That is the aim with every replacement. For solid timber, we match species, board width, and finish as closely as the existing floor allows, and age or stain new timber in where needed so it does not stand out. For engineered flooring, we fit a board from the same range where one is available, or the closest practical match, since exact discontinued batches are not always obtainable.
