The Brief

Subcontract Carpentry, Delivered to Programme

This is the kind of first fix carpentry package we take on regularly for developers and main contractors across Berkshire: a live residential site, a fixed build programme, and a run of plots that all need stud partitions, floor structures, and door openings built to an exacting, consistent standard — on time, and without creating problems for the trades that follow.

On an active build, the carpentry has to fit around everyone else. That means arriving when the programme says we arrive, working cleanly alongside electricians, plumbers, and plasterers, and leaving every stage signed off and ready for the next trade rather than causing a hold-up further down the line. Reliability on schedule matters as much as the quality of the joinery itself.

This page illustrates the type and standard of subcontract carpentry work we carry out — not a specific named site, developer, or client. Every project is scoped and quoted individually.

The Process

Stud, Joist, and Opening — Plot by Plot

First fix starts with setting out stud partition walls directly from the architect's drawings — marking plate positions, confirming door and service openings against the schedule, and building each partition square, plumb, and to the correct centres before it goes anywhere near a board. Every sole plate and head plate is fixed to the specified standard, and every stud checked, not assumed, because a partition that is slightly out at first fix becomes everyone else's problem at second fix.

Floor structures follow the same discipline: joists are installed and levelled to falls and span tables supplied for the plot, joist hangers and noggins fixed to the correct specification, and the structure checked before a single sheet of decking goes down. Door linings and the studwork around each opening are framed to the door schedule, with headers sized correctly for the span rather than built on a guess.

Throughout, the work is run against the site's build programme rather than in isolation — coordinating access with other trades, flagging any discrepancy against the drawings early rather than late, and signing off each completed plot so the site manager has a clear, accurate picture of progress. The result is first fix carpentry that holds the programme together rather than slowing it down.

Common Questions

Trade Carpentry — Frequently Asked Questions

Can you work to our build programme and existing site schedule?

Yes — working to a programme is the basis of how we operate on every site. We confirm plot sequencing, duration per unit, and any hold points with your site manager up front, and we report progress against programme rather than leaving it to guesswork. If the programme shifts, we flex with it and communicate early rather than after the fact.

Can you provide your own materials, or should we supply a spec?

Either approach works for us. We can price and supply materials to your specification, or work from timber and fixings you have already procured for the development. Whichever route is chosen, we confirm sizes, grades, and fixing standards in writing before work starts so there is no ambiguity on site.

Do you carry public liability insurance for site work?

Yes, we hold public liability insurance appropriate to working on active construction sites, and we can provide certificates and any other documentation your principal contractor or site induction process requires before we start.

Can you scale up to cover multiple plots on a development?

Yes — we regularly resource up for multi-plot developments, bringing in additional carpenters to run plots in parallel while keeping the same standard of fixing and finish across every unit. We agree team size and plot sequencing with your site manager as part of the quote.

What does a typical first fix package include?

Scope varies by development, but commonly includes stud partition walls, floor joists and decking, door linings and studwork for openings, and any associated carcassing work, all carried out to the drawings and specification supplied for the plot.

How do we get a quote for a development or multi-plot job?

Send us the drawings, specification, and programme dates and we will come back with a priced quote and a proposed resourcing plan. For larger developments we are happy to walk the site with your team before pricing.

What quality-control checks do you carry out before handing over for second fix?

Every stud partition is checked for square, plumb, and correct centres before boarding; every joisted floor is checked for level and correct fixing before decking; and every opening is checked against the door or window schedule. We sign off each stage before the next trade moves in.

Do you offer a guarantee or snagging policy on first fix work?

Yes — all first fix carpentry is covered by our standard workmanship guarantee, and we attend promptly to any snagging items raised during second fix or final inspection. Details are confirmed in writing as part of the quote.
