Our Approach
Carpentry Subcontracted at Trade Rates, Not Retail Pricing
Alongside our direct-to-homeowner work, we take on subcontract carpentry for builders, developers and main contractors — turning up reliably, fitting into a build programme, and communicating early about anything that risks a delay rather than leaving it until the day in question.
The standard is the same one we apply on homeowner projects — this page exists because the commercial terms, the audience's priorities, and the kind of question a site manager or developer actually asks are different from a homeowner's, not because the carpentry itself changes.
We work across Berkshire, Surrey and South Buckinghamshire, on first fix, cut roofs, loft conversion carpentry and second fix.

Scope of Work
Subcontract Carpentry, Discipline by Discipline
One page covering the whole proposition in prose. Each discipline below has its own dedicated homeowner-facing page with full method and scope detail — read it for the technical depth, and get in touch directly about the trade side.
Subcontract First Fix
Stud partition walls, floor joists, timber framing and door linings, carried out to your drawings and your programme rather than a retail homeowner timeline. We work labour-only against materials already on site, or supply and fit where that suits the job better — whichever basis your quantity surveyor or site manager prefers. The standard is the same structural discipline — plumb, level, square — that we apply on our direct-to-homeowner work; see our first fix carpentry page for the detail on scope and method.
Subcontract Cut Roofs
Cut roof structures, dormer framing, hips, valleys and ridge beams, built to a structural engineer’s or architect’s design and left ready for Building Control inspection before roofing trades follow on. On a development site this usually means working plot by plot against a build programme shared with several other trades, and we coordinate timing with the site manager rather than treating each plot as an isolated job. The full scope of this work — what we cut, what we hand over to roofers, and the standards we build to — is set out on our roof carpentry page.
Subcontract Loft Carpentry
Loft conversion carpentry — strengthening or doubling existing ceiling joists, framing stud walls and dormer cheeks, and fitting door linings for the new floor — carried out to the structural engineer’s specification on conversion and refurbishment projects you are managing. This is the same loft conversion first fix and roof carpentry work described on our homeowner-facing pages, taken on here as a subcontract package within a wider programme of trades rather than as a single direct instruction.
Subcontract Second Fix
Door hanging, skirting and architrave fitting, window boards and ironmongery, carried out once plaster has dried out and before decorating — across a single unit or multiple plots on a development. Second fix is where a build becomes visible to a buyer or end client, so consistency across units matters as much as the finish on any one of them. Our second fix carpentry page covers the detail of what this stage involves.
Why Work With Us
What We Bring to a Build Programme
Reliability on Your Programme
A subcontract carpenter who doesn’t turn up is a bigger problem than a carpenter who costs slightly more. We confirm a start date at the quote stage and hold it, and we tell you as early as possible — not on the morning itself — if something on our end or on site threatens it.
Communication About Delays and Snags
Programmes slip for reasons that have nothing to do with carpentry — deliveries, other trades, weather, access. When that happens on our side, we say so, with a revised date, rather than going quiet. The same applies to snags: we flag anything we find in the existing structure that doesn’t match the drawings before it becomes someone else’s problem further down the programme.
Trade Pricing, Not Retail Quotes
Trade work is priced differently from a homeowner quotation — it reflects the scope, the programme, and the basis (labour-only or supply-and-fit), not a single inflated retail rate applied regardless of who is asking. We agree rates per project, in a conversation with whoever is pricing the job on your side, rather than publishing a fixed day rate that wouldn’t fit most subcontract arrangements anyway.
A Standard That Doesn’t Generate Callbacks
The carpentry standard we apply on homeowner projects — plumb stud walls, level joists, linings square enough that a door hangs without a fight — is the same standard we apply on subcontract work. A callback to fix first fix carpentry after plasterboard is up costs everyone on the programme more than getting it right the first time.
Fitting Into a Multi-Trade Site
We are used to working alongside other trades on a managed site — electricians, plumbers, plasterers, roofers — rather than expecting sole access. We coordinate directly with the site manager or main contractor on sequencing, and we leave work accessible for whatever inspection or sign-off the next trade or Building Control needs.
An Honest Business Structure
We are a sole trader, not a limited company, and we are not VAT-registered. We don’t run a workshop or a showroom — our work happens on site, on your drawings. If your framework or procurement process requires a VAT-registered or limited company subcontractor, it’s worth checking that before engaging us, so there are no surprises at invoicing stage.

Honest Scope
What We Don’t Do
Being upfront about scope and business structure matters more on a subcontract job than anywhere else on this site, because it affects how we fit into your supply chain:
- We don’t provide structural engineering calculations or Building Control sign-off — we build to the engineer’s specification and the approved drawings, not in place of them.
- We don’t do groundworks, foundations, brickwork, or roofing and weatherproofing (tiling, felting, leadwork) — our scope is structural and finish timber carpentry.
- We are not a limited company and not VAT-registered, so we can’t issue VAT invoices or meet procurement requirements that specifically call for either.
- We don’t hold a Building Control self-certification scheme membership — structural work we carry out is inspected by the local authority or an approved inspector in the ordinary way.
- We don’t claim membership of any named contractor framework or accreditation scheme we haven’t actually joined — if a specific accreditation matters for your project, ask us directly and we’ll tell you plainly whether we hold it.
How It Works
From First Enquiry to Start on Site
Tell Us the Scope
Send drawings, a programme, and the discipline involved — first fix, roof, loft, or second fix — using the form below or by email.
Site Visit
We visit the plot or site to check the drawings against what’s actually there and confirm access, sequencing, and any constraints other trades have left behind.
Trade Rate Agreed
A rate agreed per project, reflecting scope, basis (labour-only or supply-and-fit), and how the work fits your programme — not a published retail figure.
Work to Programme
We hold the agreed start date and sequence, and flag delays or snags as early as possible rather than on the day they become a problem.
Handover
Work checked and left ready for the next trade or inspection in the sequence — plasterer, roofer, Building Control, or decorator.

Discuss Your Programme and Trade Rates
There’s no retail quote form here — trade rates are agreed per project, reflecting scope and programme, so the most useful first step is a short conversation about what you need and when. Fill in the form with as much detail as you have, and we’ll come back with next steps, usually within one working day.
Prefer email or a call? info@berkshirebespokecarpentry.co.uk or 07399 651 836 both work just as well as the form.
Common Questions
Trade & Subcontract Carpentry — Frequently Asked Questions
Do you work directly for developers as well as homeowners?
Yes. Alongside direct-to-homeowner work, we take on subcontract carpentry for builders, developers and main contractors — first fix, cut roofs, loft conversion carpentry, and second fix on their sites.
Can you provide trade references?
Yes — on request, we can put you in touch with past clients who can speak to reliability, communication and finish quality.
How do you price trade work compared to retail homeowner quotes?
Trade rates are agreed per project, reflecting programme, scope and volume — get in touch to discuss your specific job rather than relying on a generic day rate.
Can you commit to a fixed start date on a building programme?
We agree a start date as part of the trade quote and do our best to hold it, flagging any risk to that date as early as possible rather than on the day itself — a build programme depends on it.
Do you carry public liability insurance for site work?
Yes, we carry full public liability insurance. Details are available on request before work starts.
Are you VAT-registered, and how does invoicing work?
No, we are a sole trader and not VAT-registered, so our invoices don’t include VAT. If your procurement process specifically requires a VAT-registered or limited company subcontractor, it’s worth checking that before engaging us so it doesn’t cause a problem at invoicing stage.
What carpentry disciplines do you cover as a subcontractor?
Subcontract first fix, cut roofs, loft conversion carpentry, and second fix — the same disciplines and standard we apply on our homeowner projects.
How do we get a trade quote started?
Send us the project type, site location, expected start date and an approximate scope using the enquiry form below, with drawings if you have them, and we will come back to discuss programme and trade rates.
